What is Williamsburg Landing’s mission?
Williamsburg Landing is a progressive not-for-profit senior living community offering active lifestyles, personal freedom in daily life, and financial and physical security within an extensive continuum of care.

Who owns and operates Williamsburg Landing?
Williamsburg Landing, Inc., a not-for-profit corporation under Section 501 (c)(3) of the Internal Revenue Service Code, is the owner. The community is governed by an 18-member volunteer Board of Directors, comprised of distinguished local citizens and 2 residents. The President/CEO and his staff are responsible for day-to-day management of the community.

Is there a Residents' Association?
Yes. The Residents' Association is composed of all residents and meets monthly. The association is an active, integral component of Williamsburg Landing and plays a valuable role interacting with management and other residents on all facets of life in our community. The Residents’ Board governs the Association. Its President and Immediate Past-President are voting members of the Board of Directors.

How long has Williamsburg Landing been in existence?
Williamsburg Landing opened in 1985 and has been the continuing care retirement community of choice by Williamsburg residents since that time. We have a deep connection to the local community. Local business leaders conceived and built it. Our Board of Directors and most of our management staff reside nearby.

How large is Williamsburg Landing?
Williamsburg Landing is a 137-acre gated campus nestled in the beautiful Tidewater countryside beside Williamsburg’s College Creek. It consists of 310 independent living cluster homes and apartments, 46 assisted living apartments, 15 special care dementia units and 58 licensed skilled care beds.

What is a Continuing Care Retirement Community?
A Continuing Care Retirement Community (CCRC) is an organization that provides facilities to accommodate resident needs through every stage of life. CCRCs provide this continuum of care through independent residential living, home health services, emergency medical assistance, assisted living, skilled nursing care and long-term care all on one campus. Services such as dining, housekeeping, scheduled transportation, home maintenance, security and activities are also typically provided by CCRCs.

What are the benefits of choosing a fee-for-service CCRC over a Lifecare Community?
Williamsburg Landing is a fee-for-service CCRC. Both types of organizations offer ongoing healthcare. In Lifecare Communities, the cost of future health care, whether needed or not, is embedded in the fee structure. At Williamsburg Landing residents pay a discounted rate for higher levels of care if and when these services are needed.

Is Williamsburg Landing an accredited CCRC?
Yes. Williamsburg Landing is a CARF-CCAC accredited continuing care retirement community and person-centered long-term care community. Williamsburg Landing is the only accredited CCRC between Richmond and Virginia Beach.

Where does the name Williamsburg Landing come from?
The name Williamsburg Landing is derived from our community’s proximity to the location of an 18th-century port designed to serve the Virginia’s colony’s new capital, the city of Williamsburg. Designated by the General Assembly Act of 1699, Princess Anne’s Port was located within a mile of the city on Archer’s Hope Creek (now known as College Creek) linking Williamsburg to the James River.

What fitness opportunities are available at Williamsburg Landing?
Williamsburg Landing boasts a state-of-the art 25,000 square foot resort styled Health Club & Spa designed to encourage all residents to enjoy a wide variety of health services. Residents can swim laps in the Aquatic Center year round or work out in the Cardio/Fitness room. Residents participating in the wellness program receive a complete wellness assessment and health history review and personal orientation to their own wellness program. The Spa offers therapeutic massages, facials and therapy wraps. An outdoor pool and tennis court are also available to residents seasonally.

What other services and amenities are available?
Additional services are offered by Williamsburg Landing at a nominal extra charge:
Additional meals; catered receptions and dining in two private dining rooms; meal delivery to homes; personal transportation services; guest suites; relaxing massages and spa treatments; beauty and barber shops; a variety of health clinic services; Internet Center and continuing education on campus through the Christopher Wren Society of the College of William and Mary. Located in the Landing Building, you will find a store, bank with an ATM, and a beauty and barber shop. Wine by the bottle or glass is available in the Landing Building Dining Room.

What type of dining service does Williamsburg Landing offer?
The main dining room in the Landing Building offers an elegant dining experience with full table service. There are several menu selections and a buffet is offered at some lunches and dinners. For a more casual dining experience and take-out service residents can visit The Cove. The Woodhaven Dining Room also offers wait service and presents varied menu selections in a gracious setting.

How does the meal plan work?
The monthly service fee in independent living includes one meal per resident, per day. Meals may be taken anytime during the month, at breakfast, lunch or dinner. The cost of any meals over the plan will be added to your monthly bill. As an option, a 20-meal per month plan or two or three meals per resident per day are also available. Three meals per day are provided at Woodhaven.

What type of security is available?
Williamsburg Landing is a gated community with security personnel on duty 24-hours a day, seven days a week. The security staff also patrols the campus. Doors into all apartment buildings are secured after 9:00 p.m. and residents have keys or scanners for access. All residences are equipped with motion sensors and a 24-hour emergency call system is connected to a central monitoring system. Fire protection is provided throughout with smoke detector alarms and sprinkler systems. They are monitored by Security and nursing staff. All residences are equipped with motion sensors. Williamsburg Landing is located just minutes from fire, EMT and hospital services.

May I bring my pet?
Yes, bring your small dog, cat, bird or fish. It is the resident’s responsibility to comply with the pet policy, provide adequate care and to ensure that the pets do not infringe on the privacy or safety of other residents.

What if I want to move from one residence to another?
Residents are permitted to move to different locations and to larger or smaller residences by placing their names on a Move Request List maintained by the Marketing Department. Transfers are possible for a modest charge, and in some cases, additional entrance fee payments or refunds may apply.

May I bring my car?
Yes, residents licensed to drive by the state of Virginia are encouraged to bring their automobiles.

Is shuttle service available on property?
Yes, a shuttle runs between the Landing and Woodhaven buildings, Health Club & Spa and Earl’s Court frequently. It also runs routinely for lunch, dinner and the Sunday Buffet.

Is there any computer support available at Williamsburg Landing?
Many Williamsburg Landing residents have personal computers with Internet access in their apartment or home. For a small annual fee residents may join the Computer Club which meets regularly and offers individual assistance, including free use of computers for members. Internet access is also available to residents in the Internet Center located next to the bank.

Is there a Chaplaincy Program?
Yes, the spiritual well being and enrichment of each resident, while an individual choice, are vitally important at Williamsburg Landing. We have an active Chaplaincy Program. Our Chaplains and volunteers are a source of leadership and inspiration as they hold services, provide counseling and lead Bible study groups.

What are the policies pertaining to guests?
Your guests are welcome to visit you at anytime including overnight. A limited number of guest rooms are available for visiting friends and relatives at a reasonable cost. Guests are welcome to dine with residents. Reservations for guest rooms are recommended as far in advance as possible.

Is smoking permitted?
No smoking is allowed in the common areas or guest rooms. Although discouraged, smoking is permitted in residences. No smoking is allowed at Woodhaven except in designated areas outdoors.

RESIDENCES/FEES
What types of residences are available?
Cluster Homes. Williamsburg Landing offers a variety of one, two, and three-bedroom cluster homes ranging in size from 1,287 to 2,620 square feet. All of the one-bedroom and certain two-bedroom houses in the Moorings and Boatwright Circle neighborhoods include living rooms, dens and all include fireplaces. Two- and three-bedroom homes in the Edgewood neighborhood offer dens and two-car garages and range in size from 2,260 to 2,650 square feet.
Apartments. There are one-and two-bedroom apartments in the Landing Building ranging in size from 645 to 1,500 square feet. Two-bedroom, two-bath apartments are located in four manor House apartments, directly across the street from the Landing Building. Manor House apartments range from 1,268 to 1,298 square feet.
Townhomes. Earl’s Court, a beautiful three-story colonial structure offers spacious two-bedroom apartments with living rooms, dining rooms, fireplaces, dens and two screened balconies all on one living level. These townhomes vary in size from 1,810 to 1,900 square feet.

Will I be able to customize my home or apartment?
All residents furnish and decorate their homes to suit their personal tastes. With written approval from Williamsburg Landing residents may customize their home further. The resident is responsible for all costs of the modifications which become the property of Williamsburg Landing.

What kind of fees do residents pay?
Consistent with most not-for-profit retirement communities, Williamsburg Landing residents pay an Entrance Fee and Monthly Service Fees. Fees vary by unit.

What are the EntranceFee options at Williamsburg Landing?
Williamsburg landing offers three Entrance Fee refund plans; a 90% entrance fee refund, a 50% entrance fee refund and a 0% entrance fee refund. The amount of the entrance fee varies with the plan, with a 90% being the most expensive, the 50% less so and the 0% significantly less so. There are a limited number and type of units available under the 50% and 0% available options.

What does the monthly service fee include?
The monthly service fee includes accommodations and total maintenance of all homes, grounds, and facilities; scheduled and certain individual transportation services; a wide choice of scheduled activities; biweekly housekeeping, twice weekly trash removal and cable TV. For some units utilities are included. Also included in the monthly service fee is one meal per day per resident. Reduction of the number of meals taken per month to 20 is an option. The fees for those residing in assisted living at Woodhaven Manor include three meals per day, with no reductions, weekly housekeeping service and all utilities are included.
The monthly service fee also includes use of Williamsburg Landing’s 25,000 square foot resort-styled Health Club and Spa, outdoor swimming pool, tennis court, walking trails, art and crafts room, woodworking shop, card and billiards areas, libraries, and an Internet Center with computers and printer for residents and guests. The Landing also has a large auditorium and numerous meeting rooms for gatherings and social events.
At the spa members may participate in a multilevel health promotion and wellness program. Health Club associates will help develop individual exercise programs tailored to your needs and goals. Our nursing facility offers ten free days annually, non-cumulative, to meet health care needs. Residents may also receive primary care services from our full time Medical Director who holds office hours in the full service Medical Clinic. Some services provided by the clinic nurses are also included in the monthly service fee.

Is the monthly service fee fixed, or is it subject to change?
Monthly service fees are reviewed annually and are subject to change based upon actual operating expenses. Costs are carefully managed and fees reflect the lowest possible rate necessary to maintain sound financial practices and our high quality of service. A 30-day written notice is provided to all residents in advance of any increase.

Are residents required to turn over all of their assets to Williamsburg Landing?
No. Williamsburg Landing has no such requirement.

If my spouse needs to move to Assisted Living or Skilled Nursing Care and I stay in my independent living unit how is my monthly service fee impacted?
Your monthly service fee will drop to the single rate, rather than the couple rate, and your spouse will be charged at the assisted living or skilled nursing care rate.

What happens if I encounter financial difficulty?
Williamsburg Landing does not terminate a resident’s occupancy solely due to financial difficulties over which the resident has no control or due to depletion of assets by the passage of time. Subject to proof that the need exists, and Williamsburg Landing having the resources to support the resident, Williamsburg Landing strives to serve the resident in need on an emergency basis. Residents who believe they are in need should contact the Chief Financial Officer.

Are any of the fees considered a medical expense for tax purposes?
The IRS allows certain medical deductions for those itemizing their deductions from gross income. A part of the monthly service fee that independent living residents pay qualifies for such deduction with certain limitations. Residents are notified each year regarding what portion of their monthly service fee may be counted as a medical expense.

Will I pay real estate taxes or need to carry personal property insurance?
Williamsburg Landing pays all real estate taxes and necessary insurance costs to cover any losses to the community. Residents are responsible for insuring their household effects and personal belongings.

If I’m away for an extended period, will there be an adjustment to my monthly fee?
If residents are away for fourteen or more consecutive days they are entitled to receive credit for meals missed on a pro-rated basis.

Is parking available near my home?
All residential units provide either street or garage parking. For units without garages, a limited number of private garages are available for rent.

Is additional storage space available?
Currently, there are storage cages for the apartments in the Landing Building and in the Manor Houses on a first-come, first-served basis. Earl’s Court features dedicated storage for each townhome on each floor. Cluster homes have attic storage.

HEALTH CARE
Do I need long-term care insurance at Williamsburg Landing?
The decision is entirely yours. It is not a requirement that you obtain personal long-term care insurance in order to live at Williamsburg Landing but it is encouraged.

What healthcare services does the Williamsburg Landing Medical Clinic offer?
The Landing Clinic features four fully equipped examination rooms, two physician’s offices and a triage room. Many of the services are included in the monthly fee. Williamsburg Landing has a full-time Medical Director providing oversight of medical services and primary care services to residents. Other physician services, such a podiatry and audiology, are available through the clinic. All services are billed independently by the provider. Home care services are also available and may be scheduled through the Clinic. Home care programs are billed fee-for-service at an hourly or monthly rate.

What about emergency medical care?
Williamsburg Landing’s nursing staff is available 24-hours a day and may be reached the emergency call system. First aid may be administered on site and Sentara Regional Medical Center is conveniently located minutes away should more extensive treatment be necessary.

What happens if my health needs change?
Williamsburg Landing is a Continuing Care Retirement Community offering
Independent living residences, as well as assisted living, special care,
memory support and skilled nursing and long-term care in the Woodhaven
Complex. Your residency at Williamsburg Landing entitles you to all our levels of care. If your health needs change, facilities appropriate to your needs are available. Fees are based upon the level of care.

What services are available at Woodhaven?
The Woodhaven complex is an award-winning health care facility (Top 1% nationally) providing higher levels of care, including assisted living at Woodhaven Manor, special care for those with intellectually challenging illnesses at Woodhaven House, and a 58-bed skilled nursing facility, Woodhaven Hall. Woodhaven Hall provides both long-term and short-term care including rehabilitative and respite services.

What is Williamsburg Landing’s Assisted Living facility?
Woodhaven Manor is an elegant residential assisted living community in the center of campus featuring 46 private apartments overlooking a colonial courtyard and natural wooded ravines. Special care at Woodhaven House includes 15 private suites. Personal care and daily assistance are readily available to help residents maintain their lifestyle in a secure setting while enjoying their independence and personal freedom.

Who decides when a resident must move permanently to assisted living?
Such a decision is made only after extensive consultation with you, your family, your personal physician, the Williamsburg Landing Medical Director and administration.

If one spouse transfers to another level of care or dies, is the other spouse required to transfer to a smaller residence?
No. Your residence is considered your home and you are not required to move to another residence because the size of your household has changed.

BECOMING A RESIDENT
What are the criteria for moving to Williamsburg Landing?
General guidelines are that a resident or one of a couple be 62 years of age or older, able to live independently and be able to financially meet the projected costs of living in the community. We welcome all individuals regardless of race, religion, sex, nationality, place of origin, or non-disqualifying disability.

Who is available to help me explore the financial, legal and logistical aspects of moving to a community such as Williamsburg Landing?
While the marketing team and business office are available to discuss most aspects of moving to Williamsburg Landing, it is in your best interest to consult your financial advisor or attorney in these matters. Williamsburg Landing will provide you with a worksheet but cannot give you financial or tax advice.

What is the first step in the application process?
After having decided that Williamsburg Landing is the CCRC for you the road to residency is easy. The first step in the application process is to complete the Future Residency Application and return it along with a refundable $1000 deposit. Next, select the model of the cluster home or apartment that you would like. You may make up to three selections for a specific residence type. Upon receipt of your deposit, you will receive a priority number and receive informative updates and invitations to special events. This will afford you the opportunity to become acquainted with us, our community and Williamsburg Landing residents.

What steps do I take when I have decided that I am ready to move?
Approximately six months to one year before wishing to move, notify the Marketing Department. At that time you will be asked to place a Ready Status refundable deposit of $10,000 (which applies to your entrance fee.) You will then be notified by Marketing when your name is at the top of the Ready Status List for a specific house or apartment. The active admission process will commence when you have accepted a residence and paid a separate $1,000 per person, non-refundable Admission Processing Fee for your personal financial and medical information review. Once all medical information has been received, Marketing will schedule an appointment for you to meet with the Medical Director.

How soon can I move to Williamsburg Landing?
The wait list for the existing cluster homes and apartments varies. There are 161 cluster homes, 119 apartments and 31 townhomes in our community. The popularity of these very spacious homes and apartments suggests that you reserve the home of your choice as early as possible.

Is “help” available if needed with my move to Williamsburg Landing?
One of the main benefits of living at Williamsburg Landing is the many levels of assistance offered to our residents. The Marketing Department ensures that new residents have all of the information and assistance necessary to accomplish a smooth move into their residence. Other staff is also available to provide assistance in settling in, such as hanging pictures and mirrors. In addition to the many services and amenities included in the monthly service fees, residents can receive extra services at an additional cost.
